Florida is becoming more favorable to high-quality prefab housing. Under HB 803 / Chapter 2026-63, effective July 1, 2026, local governments may not regulate qualifying offsite-constructed residential dwellings more restrictively than comparable site-built homes in the same zoning district. That is an important step toward a more predictable path for factory-built housing in Florida. At Tiny is Big, we combine that momentum with design, permitting coordination, and turnkey delivery to help clients move from feasibility to installation faster and with fewer surprises. Final approvals still depend on site conditions, zoning, and permit review.
Which South Florida cities already allow ADUs?
Many South Florida jurisdictions already allow ADUs (also called granny flats, ancillary units, guesthouses, or accessory units) in their zoning codes or via a local program. Examples include:

Using your survey and key property information, we identify the best unit size and layout for your site—setting the project up to move smoothly through permitting and installation of your Tiny Home.

Once we confirm the Tiny Home that best fits your needs, a 10% deposit secures your place in our production schedule. Each home is thoughtfully built to order, with materials selected specifically for your project, allowing us to maintain quality and consistency throughout the build.

Seamless Delivery & Placement
Your tiny home is delivered fully complete on its own trailer and can be transported by semi-truck to most locations throughout the continental United States and Puerto Rico. For properties with limited access or remote locations, we’ll work closely with you to coordinate logistics and confirm any additional requirements in advance.
